Extensive Tenant Screening is “The” Important Step

The topic of tenant screening is really important because it’s where the rubber meets the road in managing rental property. When a tenant applies, it is our job to find out everything we can about them. We look at credit score and history, employment history, income verification, rental history, landlord references, and other background verification. All of these are huge factors that help us decide whether we want to rent to a specific applicant. While there are exceptions to every rule, we are very stringent because it is East Bay Property Management and Consulting that is guaranteeing the tenant to pay the rent on time and care for the home.

Picking the Highest Quality Tenant – Not Just the First To Apply

Our process is not first come/first serve like most other East Bay property management companies. We like to look at all the applications that come in and spend time reviewing them, so we can pick out the all-star in the group. When we find that high quality applicant, we run them by the owner and make sure the owner agrees with us. Getting your home rented might start with advertising and marketing, but a thorough screening process is where we find the best person or people to put in your property. In addition, we:

  • Never discriminate
  • Stay consistent with all applicants in our selection criteria
  • Follow all Fair Housing laws

Each Applicant Is Screened Using The Following Criteria:

  • Credit History (680 or higher with almost all our homes)
  • Income (3x Rent)
  • Criminal History
  • Current Employment
  • Current Rental History
  • Past Rental History

Using The Above Criteria Allows Us To Offer Owners Our Eviction Guarantee:

If any tenant placed and managed by East Bay Property Management and Consulting is evicted before the end of any active lease agreement, East Bay Property Management and Consulting will:

  • Pay for all Legal and Court fees up to $2000
