If improvements are recommended, we can coordinate the work for you at a minimal cost—or you're free to use your own vendors.

2Strategic Pricing

Accurate pricing is critical. We conduct a detailed rental analysis using comparable properties in your area to determine a competitive price range.

Based on your home's condition and features, we fine-tune the price—typically recommending a slightly below-market rate (3–5%) to attract responsible, long-term tenants who take better care of the property.

3High-Impact Marketing

We create a professional listing featuring high-quality photography. Your property is then advertised across 15+ major platforms, including Zillow, Apartments.com, and our website.

We also use yard signage, open houses, and private showings to maximize exposure and fill vacancies quickly.

4Comprehensive Tenant Screening

We take tenant placement seriously. Our screening process includes:

  • Credit history and financial review
  • Income verification (minimum 3x rent)
  • Criminal and background checks
  • Rental history and landlord references
  • Personal and professional references

This thorough approach helps us consistently place reliable tenants and minimize risk.

5Full-Service Management

Once a tenant is placed, we handle all day-to-day operations, including:

  • Lease preparation and execution
  • Rent collection and deposit handling

  • Lease renewals and rent evaluations

6Transparent Accounting

We ensure clear and timely financial reporting:

  • Rent is due on the 1st and considered late after the 5th
  • Owner payments are issued by the 10th each month
  • Monthly statements are provided online and by mail
  • Year-end 1099 tax documents are delivered for your records
